The migration patterns into SC seem very favorable, and given how many growing towns there are that still have SFRs below the national median I think SC will continue to track well, even through a recession.

But, like any appreciation play, it's just an educated guess.I prefer the northern and eastern counties because if you can find a good deal here, you won't need to bet on appreciation since it's practically guaranteed (baring a recession, of course). 

The plan was to hold both but ended up having buyers come along who made me offers that I couldn't refuse.I like the asset class because it felt somewhat recession proof, and if you find a more local "mom and pop" type tenant, the returns can be quite high.

If we dive into a recession then the Fed will slash rates, bonds will benefit and rates will go down but buyers will be hesitant to purchase due to the unstable job market therefore continuing the fall in prices.

Had to use it during the recession when a tenant stopped paying rent and destroyed the rental.

We are prepared to hold any properties we presently have thru the next downturn/recession.  

How will it hold when the next recession comes along?  

Plenty of money to be made in this market.Just because our nation is experience a recession doesn't mean one has to embrace recessionary thinking.
