Rents and prices are linked; if prices are not increasing rapidly, then neither will rents.Furthermore, it's not realistic to expect a 10% return in any location if you include all recurring costs in your calculations.

I fully understand that there is risk here in that the area doesn't appreciate as rapidly and holding costs over the years eat into the profit.

I'm in the Black Hills in South Dakota, and this area is growing rapidly.  

I was actually in the car with Curt Davis today telling him about a certain area of Memphis back in the late 90's that was a strong area and today it has rapidly declined.

I think you’re right that Austin will appreciate much more rapidly than many of the other areas you mentioned.

I have several areas in mind that I believe will experience rapid gentrification and make for profitable long-term buy and hold properties.

All these markets are growing rapidly and are currently more affordable than areas like Tapa Orlando or southeast Florida (West Palm - Miami) where property prices are too high for the numbers to work, not too mention the exclusive tax breaks you receive.Let me know if I can provide any assistance.
