I hear so many different things from people online it just keeps me confused and prevents me from taking the "next step".

So, at the very least, you have "Step 1" (i.e. reserves) well in hand.

Prior to placing the building in service, M pays amounts to repair cement steps, refinish wood floors, patch holes in walls, and paint the interiors and exteriors of the building.

Within the last 8 weeks I have completely stepped outside of my comfort zone... asking for and negotiating seller financing, bidding at forclosure/tax auction, working on inheriting a section 8 tenant which means dealing with the housing authority, etc. and the worst that can come of any of it is that I learn something.If you don't change anything... than nothing changes!!!

It's an off market deal and the owner has his brother as realtor and they just aren't very open with information critical to the proofing of my analysis step.  

OR you probably need your relatives to step in here to help.

It helps to be able to step back and look at objectively like you all. 

You should certainly pursue them aggressively.
