If the project is large enough to require "Project Management", yes a rate is determined for that service since it is way outside normal Property Management services.

If it is divorce it is public record as well just FYI.

The predicted value on its face is $590,000, but I can look more into this...public records list this as a SFR, but the listing is a 3-unit...I'm assuming this is a conversion...but that may not matter.

Both are 27.5 year, but the in service dates are different.

I would imagine the extra service life would justify the cost increase over carpet.  

Usually the PA (Public Administer) representing the county will take over the listing. 

Make sure it explicitly explains the process for termination if you are unhappy with their services, but especially if they violate the terms of your agreement.3.

For holding costs, you'll have to include debt service if you're not sure about the financing side.
