The 5 years/10% equity deal in exchange for rent payments is a terrible deal within the context of BP community.

If it has good miles, how is the exchange rate? 

Are there any decent small multifamily in the area for $500-$600k so you could do a 1031 exchange on 4-6 of your properties for one unit freeing uo a bunch of loans?

Example using round numbers: they borrow $100k from the trust in exchange for a promissory note at the applicable federal interest rate.

From a crewmember's perspective, crash pads with "hot" beds means we do not get a dedicated bed in exchange for a lower monthly rate or a per-night rate. when we show up we take any open bed.

That is precisely the type of website I am looking for. 

I'm new to 1031 exchanges and wonder if it is wise to have identified and made offers on properties even before the closing on the property being sold (contingent on the sale) so that the closing can be quickly and I can be sure that the property is identified in the 45 day period.
