Another thing I would add is pet rent if there are any.

Pet rent and late fees increase your income.

You are accepting pets, which is good.

Like changing their lease or adding rules they could be violating such as pets or behavior.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I'd try to find something with a fenced in back yard and allow pets.

The dog is supposedly fully trained. we responded "no", since our lease says no pets allowed.
