My gut tells me that there's a big market for people moving into the area with families, etc, looking to "try before they buy" in regards to choosing a more permanent living situation.

My interest, obviously, is looking at a potential flip that has flooded twice and trying to gauge how to account for the impact of flooding in my analysis.

Ceramic tile or the thick panels, 3 piece are more permanent unless you want a do over in 2-5 years

Not a lot of money but could make a big impact on the look.

For now, I think I'll do the following:1) Run the various scenarios in a spreadsheet to see the true impact.2) Maintain the relationship with the second bank by referring clients to them.3) Be thankful for the low rate that I've got!

Your attachment is to memories and you will have those same memories even if you don't own the house.You need a good realtor, sell the house and do something with the money that will have a lasting impact on you and your family.  

RV are temporary whereas MH are permanent with different couplings and voltage/amperage requirements.Zoning depends on state/county/town laws and ordinances. 

It will not impact the entire market. 

The re-design will impact the type of rent you can capture, but premium location will drive that number significantly higher. 

Although I would like to I think getting in with a bigger name will have a better impact for the first couple years till I can build a book of business
