The home was perfect upon move in, now it appears all carpet will need replaced, all walls painted, serious deep cleaning everywhere(It's disgusting), appliances have not been cleaned ever, kitchen cabinets may need refinished, mini blinds replaced, etc.

@Andy Collins ,That is perfectly legal as long as everything is documented and has a true business purpose.

The next step was finding a good turnkey provider in these markets and after meeting and working with a few I believe I have found the perfect teams in both markets to help me.

@Bill Gulley@Jeffrey Goldman@Micah Copeland   its exactly these questions and the responses that are really give wholesaling a bad name here you have someone who wants to do this but does not really know what to do but is ONLY worried about him getting out of the deal no worry for the poor seller and the predicament you could put them into with your basically false contract.. then others who think its perfectly ok to just stick Wiesel clauses in these deals while you throw up a bunch of crap and see what sticks... what ever happened to being honest forthright and getting your ducks in a row before you start...

It's not perfect and I may miss an occasional motivated seller, but I find it saves me a lot of time if I am only talking to really motivated sellers.

That is still a bit confusing to me but practice make perfect right!
