Yea prices on the mls are high but be patient and make offers and you'll find a good one!

This is how I got started… everyone has different financial circumstances and risk tolerances so find a  path that works for you, source good buildings, be patient and make lots of offers!

I was originally looking for a live-in flip until my super smart and patient realtor Daniel Kidd explained the immense benefits of using your VA loan on a small multi-family property.

Then once those complete do it again but this time get a rental......good things happen to those who are patient and working diligently.

In the car repair industry they make shops write "satisfaction guaranteed" and sign/date it before the customer signs it.

It's pretty difficult to make these numbers now, but doable if you're patient.  

Can I without violating patient confidentiality laws?

With that said... if you are very active looking for deals, marketing, networking, and patient you will find what you're looking for.  

There is also the personal satisfaction of owning something, calling it your own, and doing with it what you want.
