But dealing with any deposits already placed and all that stuff is a pain and would just have the owner cancel all bookings once escrow passes the contingencies phase and offer the guests your contact info to rebook once your pages are up for the same price.

It would still be a pain in the neck to have to pursue them for this but at least I have their agreement to this policy if I should ever need to do so.This may not prevent illegal content from being downloaded using your IP address, but it might help if you ever have todealing with an issue, and it may also act as a deterrent if the guest knows they have agreed specifically to our Internet Abuse clause by signing our rental agreement. .

Pivot to sales later if you'd rather be doing that but trying to do both right off the bat will be painful, they ARE different skillsets (I self managed 8 units for a while and now I'm a part time agent).
