The situation is different if the properties are covered with a Commercial form (Business Owners or Package policy).  

Are you confirming that AppFolio is not able to produce standard accounting reports (P&L, T12, rent roll) and that I will need to key AppFolio data into another package to produce them?

-I was very disappointed because after speaking to the sales representative in August, I was offered a whole package that unfortunately took a MONTH to confirm.

I know situations are circumstantial but I want to make quick & accurate estimates to package great deals for my buyers.

Other providers offer up recommendations for these services, and still other turnkey companies offer these services as part of their overall package.

Kade -- we are looking to two to four unit properties, can do cash deals, and are interested in package deals with more than one property (even if that translates to above four units). 

Rents have come up quickly, but there are plenty of class A apartments that are around that price with a ton of amenities like dog washes, business centers, pools, package lockers, dog parks etc...and on site management and maintenance.
