There are many war zones in Cleveland that out of town investors do not know about.

I know this topic has been approached numerous times, but I haven't been able to find a post with a similar enough situation to get a feel for what to do.I recently purchased a duplex in Colorado Springs that needed some obvious work (inside and out).

Up to this point, my direct real estate experience has pretty much been limited to the substantial amount of homework that I've done regarding the real estate investment realm through numerous real estate books, BiggerPockets podcasts, and forums.......So not very much application but definitely looking to change that!

Both cities have properties with low entry points in decent areas with good quality tenants- i.e. not war zones, but B-/C areas.

There are numerous references to finding mentors including going to local REIA meetings and BP meetups.

Things can get bid up and bidding wars occur. 

Exception would be if they're attempting to create a bidding war, but I believe those are rare houses indeed with something unique/special to offer. 

When I started I went to numerous REIA Real Estate Investment Associations to learn. 

I also listen to numerous podcasts on REI, and I spend time on the BP site.
