To throw wrench in things, we found out they are building some low income housing a block from our house, which I am not sure what will do to the neighborhood and our ability to rent it for rates we need to maintain cash flow.

After looking at different neighborhoods I have finalized three areas 1.

I'm not really an investor, but do own one single-family house in a great inner east-side neighborhood that was my primary residence - I now rent it out and receive some positive cash flow.  

These are all large organizations with endless personal who would have no idea of what I would be asking for unless I reached the right person.

My price is a little high and the neighborhood is a little rough.

Rough neighborhoods to be in.

I mean the neighborhood is full of lesser quality larger homes circa 2005-2006 that sold back then new for over $200k less than the ones sold for on this street. 

Nevermind, too many rules and organized crime to deal with.

It’s a C+ neighborhood, so I have to be careful how I present myself in the situation, as retaliation is likely.

Roughly most active note investors I would guess target returns in the 30% and up neighborhood on non-performing notes.
