You did not mention the age of the property  you are looking at and that could make a difference if anything might need special care today like asbestos, lead paint, and the major draining system.

When i published it someone mentioned to me i need to use the % method to quickly analyze a deal, that i am wasting my time imputing all the details in my fancy software....So i am a little lost on what and how this works if someone could explain it to me. 

I invest in said markets and see the problem you mentioned, solid for 5-10 properties but very limiting after that.
