Would likely not be a massive project, duplex minimum and 4 plex maximum. 

Oftentimes, a house hack won't have massive cashflow, but you have to consider the other variables that are putting money in your pocket:#1 Every month you own it you are paying down the principal.

There is nothing illegal about monitoring a pool area and it is probably a good idea considering the massive liability that a pool presents.
