My goal is to master the intricacies of various property types and economic factors.I'm actively cultivating a network of industry professionals and am financially ready to acquire and manage my first investment property, aiming for positive cash flow and significant value creation.

Hi does anyone have experiences with Mynd property management company?

SMS is one service I sell/manage as a consultant and if you don't know how to stay compliant, you shouldn't do it.

Most lenders, including us, consider both ARV and Cost.

Many of my fellow Property Manager firms also use Denise with great success.

You are missing a lot of steps and costs and forecasting of obstacles.I've been through the BRRRR 100+ times with clients. 

Any idea on what would be the per sq foot construction cost for this project?

This would in-turn increase the building value.I have identified total costs and time for this potential change, and was curious what resources or anecdotes you may have to analyze the cost of the zoning change vs the residual outcome and lift in value driven by an increased buyer pool.

If you had the capital for the down payments, reserves, closing costs, etc., would you advise buying 4 SFHs or 2 duplexes.
