The question becomes:  does an investor risk going after a low cashflowing deal now in "hopes" of getting a better cashflow in the future and/or appreciation? 

But as Kodie stated, you will need to be cautious on how the offer is written and make sure you did a thorough job of explaining the deal to your hard money lender so they do not back out and you lose your EMD. 

If you add to the title, you may trigger a new accessed value losing that low property tax basis. 

Your properties will hopefully appreciate nicely, so you may end up with well over $1m at the end.  

If I lose my money in real estate, I want it to be my fault, not just sitting by watching some equal idiot make bad or fraudulent decisions.

I agree that losing a portfolio that large would hurt but there are larger portfolios out there that are looking for good management.
