Thank goodness this space has matured and there are good companies left standing.I could go on and on about our lessons learned in this space.  

I'm a bit disappointed that I haven't received my first angry caller yet, closest thing is a lady who left a message telling me "if you had done your homework you would know there is litigation on this property right now".  

I left a message saying I haven't heard from my agent and I will call her next week if she hasn't sold the house by then.  

If you cannot trust your team, you will be left with a half finished liability.

You might get at least an idea on how much life the roof has left in it, and how old your water heater is, HVAc, heating system, etc and figure out a number to set aside for replacing those someday. 

As well there are municipalities that really don't give a s**t about LLC's and they go up the chain of ownership and as soon as they find the first human on the papers, that's the guy left holding the bag. 

Doesn't appear to be any secrets left :) I have a couple of calls lined up with brokers on Monday to learn more.

This question may seem to come out of left field for some of you, to others this may make more sense.

If you pay $100/month more for your financing, and another $50-100/month more for your insurance, the next thing you know there is little to no profit/cashflow left.

The short sale experience left my credit a tad burned.
