There was  leak and several pieces of drywall need to be replaced in the ceiling of the property.The city declared the unit unsafe because the drywall might fall down on the tenant and made him move out of the property and is required the interior drywall work be preformed by a general contractor.

I could feel it and found sweating walls and windows.My rental property has water circulated heating system heated electronically.My tanents didn't open the windows for circulation often.I added more insulation to the attic and changed the tyvek, sidings and windows recently.there is no leaks from the roof or water line.

What if during the renovation the contractor damages something, and what if the tile work is not done properly and there are future problems (i.e. leaks, cracks).

Hi Barrett,If you are on Propane vs Nat Gas, a certified Propane guy should do the pipe hookups and leak test.Propane doesn't have the "Stink" added to it like Nat Gas...It might be required in your area, and is a CYA move if it's not.https://www.rrc.texas.gov/alternative-fuels/liquefied-petroleum-gas-propane/training/certifications-and-courses/Good Luck!

The refrig does not have an ice maker as we have heard to may horror stories about the damage due to unsuspected water leaks.

We took pictures / videos of the property and there is some mold on the drywall in the garage from a previous water heater leak.
