I also recommend training Owners from the very beginning that you only work with owners that maintain their property.

We did it without training wheels so we made a slew of rookie errors which bled into our profits.

These are professionals with additional training and a stricter code of ethics.

The bankruptcy attorney you hire should be one with real estate "creative financing" experience or you will be paying him for "on the job training" to learn how to defend your interests.
