While it might not be possible based on your schedule or size of your business, I have found that people tend to appreciate the personal touch.For instance, if they call back on a number, and they talk to the same person who comes and sees their house, who also makes them an offer, they seem to be more willing to do business.In the end, this is a people driven field, and people trust those who they've interacted with a few times.

@Barry Rupisan - you are likely seeing that they are a flat fee and pretty inexpensive, what I know is that their system is heavy on technology that allows them to do more with less direct interaction with the tenants.
