In a state that a lender can get a deficiancy judgement if the deal goes through foreclosure the client can get their credit trashed and end up with a big fat judgement against them.. ( state specific).the reason your probably getting buyers that want to do this is because of all the online notoriety currently like Pace Morby who is huge in the space and the legions of students and followers and then to a lesser extent there is BP's own Sub to Guys..

good idea - we will do so and see if anything comes up that we didn't discuss during our build.back in the day when the tests were done, nothing was apparent from the engineers or tests themselves that indicated we couldn't build. i'm not sure what anybody else would find (if anything).we are suspecting that most buyers thus far may think "wow, this sh*t just got real" when they see the reports and have a minor panic attack and back out. i'm trying see how i'd feel in their shoes. it's surprising how many folks do not research the ins and outs of the home building process before making an offer...

Side note: I can cover about 90% of the lease with the two other tenants - the tenant described above was an inherited tenant from the previous owner (never will do that again) and is paying way under market rent, just not sure how much of a process eviction is in Elizabeth.
