Sellers often hire a auction company, which advertises the property for sale and typically hosts maybe one open house to show off the home.

Otherwise, go above board and find a good, professional management company to run things. 

Neighborhood demographic: will you be renting to students around a university (generally higher rents but more turnover), young professionals, or families?

But to  haul the carpet away I hired a person by word of mouth and this person dumped the carpet in an empty lot.

I then thought about GC'ing it myself, hiring out the excavation and then forms/concrete as most were NOT willing to do it separately here in Chicago.

Just hiring out this nasty HVAC work and maybe the plumbing but probably not.
