So For the next 6 months to 1 year, I figure the best way to behind that consistency is to generate some income from freelance cold calling for investors. 

You need to cover all three whether personally, with partners or by hiring others.

Personally when I’m hiring a Broker to either lease or sell a Commerical property I don’t even think about brokerage firms who do both Commerical & Residential brokerage.

I hired a real estate attorney (as did the seller) and the transaction went well. 

You will need to furnish the places, hire cleaners to come in every turn over.

If you don’t have construction experience yourself, that could turn into a nightmare real quick and destroy any “savings” you were expecting by hiring a handyman.

There are a lot of reasons for considering this change, but I wanted to know if any of you have experience with hiring VAs from Central/South America. 

As a buyer you don't have to pay anything, so why not hire a professional that will help you get the land that you want.

I'm curious are you doing the cleanout or will you hire that out?

For instance, ensure the property has enough parking for all of the residents and that it is in close proximity to the transit routes.In addition, when you rent by the room, you usually hire a cleaning person to come once a month and clean the common areas / bathrooms to reduce tenant disputes.
