This way the property has a clean title once the new owner has it. 

I would at least show an effort and keep the receipts for bug bombs, ant/roach spray, d-con mouse/rat poison, insect granules, professional carpet cleaning. 

It's a sfr, brick bungalow, 3/1, move in ready, just needs some cleaning...Is $45k too low???

We maintain the yard weekly (over 2 acres) and at first they did good about keeping the dog waste cleaned up.

If you can have it steam cleaned so it looks nice I would let it be.

A few weeks back I started getting complaints of roaches from one of  my units in a six unit building we own...I scheduled a whole-building inspection expecting to find one piggy who needed to be prodded to clean up their act.The problem I identified was a bit more system systemic...I have operated a 6 unit building of mine for six years now without a dumpster.

Also friend had been to the place several times even helping clean and again this is two hours away.

So if you buy and old fixer upper your cleaned will be higher.

If I'm buying a property in which I'm going to do minimal work cleaning and gutting it and I only own the property for less than a week, will lenders still lend me money for this really short period of time?
