It was a good way for me to learn the industry and practices....but Im sure over the course of those 10 years, I paid far more money to maintain my license, which costs a few grand a year, than I probably made.

I personally think the credit card play is dangerous if you are borrowing and you have no real CASH.. you could make a mistake on what you use the money for and end up with massive credit card debt.If you can afford to pay them off if you make a boo boo then I don't see any harm in it if you want to give it a go.I know I could go out and get a couple hundred grand in credit card limits..

Before i left, i left the last of my savings with my tenant, a long term friend (15 years) that rented from me for 5 years. my thought was with the 5 grand , he would have a nicer place to live and i would be able to maximize my appraisal and house hack a mutiunit.
