I was looking at Bandon but prices got a little high so decided on Coos Bay which seems like its not too far from the Bandon Dunes Golf Course and the Dunes.

I drove my golf ball looking car for an additional 2 more years then sold the car to make an additional $3,000.

We won't be there swinging the hammer obviously, but I do feel like we provide a significant amount of value to investors over and above just the financing part. 

These cost could swing things drastically.

If he could only swing $2000/mo because the same person deposited $700 every single month like clockwork 2 days before he paid rent, you will see that, and get a pretty good hint that something is up if the rent for your place is $2100 and he claims there will be no other people staying there with him (assuming there is no W-2 or 1099 that lines up, etc).One thing to keep in mind is that you discovered as soon as that conversation happened that this person commits tax fraud and thinks it's no big deal.

So if you can swing a hammer, do that; and outsource the financing.

I am by no means an expert, and don't really have much experience with crimes based on the location of my property, but I know one of my tenants had his golf clubs stolen out of his car.

the properties I bought in Canada was pretty traditional  they were golf course communities in BC ( Kelowna)  and I wanted them for personal enjoyment.. so just walked into the local real estate office found myself an agent I liked and we went shopping..  

I know if I am able to get $1,000 or 1,100 that would swing things drastically.
