@Brandon Capelle My thought has always been to include those utilities in the rent as its typical for the area and good tenants would not allow you to charge full market rents plus water and trash. 

No huge family fighting but they  feel I've gained enough being executor.

I have about 10 full time guys and I can always pull others if needed.

I had an escrow close last year for a Buyer that lives on the same street as a school but the school was full for the particular grade which was needed so they were assigned to a different school.

With regard to paying people to stand around, my thinking is to start with a part time employee with the intent of within a moderate amount of time ramping it up to a full time employee and perhaps 1-2 additional part time employees.

Full cash buys are different.)

Oh and yep - the more landlords treat tenants badly, the more tenants will fight for more restrictive legislation.

My place is rehabbed and full of wonderful tenants so do not run from this IF its a deal!

Like I said, it's our side hustle (we both have full time professional jobs and a houseful of kids), but we do the management ourselves. 

I am currently renting out three of the rooms which covers the full mortgage and I live in the 4th room (So house hacking).
