If not you can do a DSCR loan or a fix an flip loan, there aren't any income requirements for either of these loans, and with $70,000 of Cash, this should be easy to get financed.

I've been "analyzing" some properties on Zillow for practice and to see if this would even be feasible for me to accomplish, I haven't found any properties under 4 beds that would cash flow, however there are properties that have more rooms within my pre-approval price range that look a lot better on paper.

There are multiple properties that are listed that can be purchased with less than $50K in cash, with assumable mortgages, in the 4-5 bedroom range, for less than $550K. - Look for properties with a large backyard and/or detached garage that would work well with an ADU and learn the ins and outs of the new CO laws that essentially have rezone most of the state to require approval for new ADU construction.- Underwrite the property to breakeven or small positive cash flow as a standalone long-term rental to a single tenant.

(I have a general contractors license in CA) I would say about 4 of them have 100k+ of untapped equity since we never did any cashout refi.Question:Our cash savings currently is about 250k free and clear, My question here is should I give up the IT business, focus on buying 1 house cash, spend my time on rehabbing the house, (guessing 2-4 months is what that would take), do the other RRR parts and build more wealth this way.
