I found a property manager and have rented it ever since with no problem keeping a tenant in it so far (knock on wood).

I operate as an agent in a relatively expensive area in CT and this is a common question I get a lot from people as they start the process of buying a house hack.My clients who have had the most success have identified areas they felt comfortable living FIRST and then found a property that fit their budget.  

Looked online but only found generic samples that I could work off of if needed but if anybody has a really good one they'd be willing to share for me to work off of and customize for our LLC it would be greatly appreciated.

Well, you could, if you found an investor with money.

I also found some fairly big discrepancies between the "Manage Funds" and "My Earnings" tabs, that I still haven't taken the time to fully figure out.

Looks  like you have found a great first deal and a great situation.  

He found a sentence in the "About Owner" section that said: "Feel free to contact me to get information about my Condo, local activities, or anything else pertaining to Summit County or Colorado travel and tourism." and said that was probably the violation.

We've found a home here in Oregon (Clackamas County) that we're interested in purchasing as our new primary residence, and it includes a rental SFH on the same property.

Thanks for the suggestion on the rent schedule w/ appraisal, I'll bring up that point as well.As a fall-back I have found an asset based lender with rates that would work, thanks @Matt Mcguirk.
