After years of her telling me that we should focus on investing in real estate as Buy & Hold investors, I have finally come to my senses.

Milwaukee is IN GENERAL a cash-flow focused market! 

Hey Matthew We did the same thing, we were to focused on getting it done and wham a red post it was out on our door.

I didnt want to post this but I'm having some trouble here finding a focused area where I want to get a long term sfh portfolio going.  

However, we have to focus in what we want and if the numbers don’t work, thank them and move on.

I am waiting for the County Treasurer to issue the deeds in my name...it's been a slow process (I started the process last January) but that's where my efforts are currently focused.

I focus on getting the job done,  within time frame/cost, with highest work quality possible.

aren't the 1031 guidelines focused on intent vs hard timelines... and wouldn't he have to show he tried to make it a successful rental but for reasons it didn't work and then can convert to primary?

Needless to say, my real estate aspirations changed.I'm planning to shift more of my focus towards real estate in early 2018, when my three partners and I will officially start an acquisitions and holdings business following the BRRRR strategy.
