Replacing a window is a capitalized expense, the landlord is to depreciate that improvement, a residential tenant can not depreciate it and not treating the expense/improvement properly for taxes becomes a matter of filing false returns.

Also, if you had charged for unpaid rent that goes along with not giving proper notice, that would have been easy to do and appropriate.Has the tenant already filed in small claims court, or just threatening at this point?

I've looked into what would be required and come up short.Since I don't know all the individuals involved, and they're not accredited investors, I've read I would have to file with the SEC if I wanted to lead this LP.
