Right now, I am thinking of turnkey out-of-state if the market continues at this pace because property taxes are so high in El Paso and rent growth has not increased with prices.

Richmond continues to be a fantastic market, and a good duplex is one of the few ways to still attain cash flow, considering current prices and interest rates. 

We have began to target Listing Agents, in an attempt to find connections, but are wondering if there are specific agencies that specialize in this market that we should be targeting, to lessen the effort?

In today's market, many office landlords would much rather walk away from their properties and take a loss than fight to attract tenants and avoid foreclosure.

Have you selected the market, return criteria, etc.? 

I had a multi but I sold it because returns are really not worth the headaches of an older home from 1907 and it already appreciated 100k+ in 2 years because of this insane market. 

During this process, we discovered that there is an industry that resells positions in syndications on the secondary market.
