Some of these people have even sent me property addresses and when I looked the properties were MLS listed at substantially lower prices.

The next problem I have is hoping that the current owner addresses it before close.

Problem is we are out of the option period and agreed to property "as is" contingent on a few issues we pointed out that we wanted addressed before closing.

I guess my 2 main Qs are (and I'm pretty sure neither of these were addressed previously in this thread):1) Are you able to get commitments from a lender on the post-rehab refi, even before you've bought the property?

MH seems to be tenant occupied, not owner occupied, because the assessor's office lists the owner's address as a residential address different from the MH but in same city in Colorado.  

From the perspective of an attorney, I noticed at least five trouble spots, the resolution of which depends entirely on Florida statute and case law, something only an experienced Civil Litigator in Florida would be able to address. 

Then would you think it wise to further reduce the addresses by excluding any homes that do not have enough estimated equity (current est. value - loan amount)?
