A duplex is usually more marketable to tenants as well, they don't have to put up with two more neighbors.Then, there are your requirements, 4 units together will have better efficiencies to scale, only need to go to one address to get 4 rent checks, only you can value those aspects.....but I'd rather go to another address. :)

Zoning allows for 4 residences but this would have to be multi story which is not where we wish to go.Our plan is to construct a duplex targeting the affordable housing market using innovative materials and construction techniques that will end up providing very energy efficient houses.This is the first and with everything going well our intention is to "rinse and repeat".We are looking for some funding support to bring the project to fruition as funding from Australia is not a viable option with the current $AUS-US exchange rate.Any ideas would be much appreciated

You may find that it is much more efficient for your tenants and therefore saves buying the 3rd set of machines.Consider this - 3rd floor tenant walks to the 3rd floor set of machines, finds them in use, and never goes to the 2nd floor to see if those are available.
