If that is what you are saying the CMA versus BPO debate doesn't really matter.What matters is that you use a broker/agent who owns investment property themselves and knows how to estimate for repairs and cash flow model things out for your holding time.Of course you verify their numbers yourself.  

So after having been highly intrigued by yesterdays debates about the ethical use of advertising for a phantom house using bandit signs, I was curious as to what people may think regarding other forms of 'fake' advertising.

It already had a nice little studio/in-law apt that was pulling $425/month.A couple of years went by & the new owners got into a 'debate' with the tenant who in turn blew them in to the city.

such as 15k offered on a 25k asking price. its basically giving them a guaranteed closing and a quick one at that. guaranteeing their carrying costs to soon be ending, among other benefits that the bank may view from this, at least in my opinion...yes there is an actual property that i am debating on doing this with, and those are the numbers

We fixed and flipped one and are likely to do this again (possible rental after some repairs still debating). 

Yeah I thought about online ads (FB and maybe IG), but didn't know how I would set that up.Also debated on sending out maybe 300 and see what comes back from that.

I'm still debating if I should be staging the property.

I am trying to talk to local agents/brokers (debating between SF and multi unit).

When you're in a way different area of town and am debating if it's worth it to buy in an area that I wouldn't feel safe in.
