I have one that I like to use.

I want to be sure you are thinking this through, considering all angles, and making an informed, wise decision.

The transaction took over 3 months for a bridge loan just to be declined.

The way I did it back then still works today.

Make sure you know what it's like to be an Agent before you spend thousands of dollars on MLS fees etc.. 

I think many can be easily overcome like finding an attorney and contractors in the area, but the most interesting challenge I can think of is how to hire someone to deliver late payment notices one day a month.

What resources are best for managing my day to day & week to week, etc.
