Is the investment play on your existing units both property and rent appreciation? 

If my plan was to hold onto this short term (let's just say 2-3 years out of thin air), it makes no sense to pay the point up front and I would opt for the higher percentage rate per month.I know I've heard/read that some people would argue that it rarely ever makes sense to pay the point up front, but if its a long term play, I don't truly understand why that might be...Any info appreciated!

In the mean time I will be continuing my education through books and will be looking for information on the area and market.

Confirm with Title company that the "Continuation of Insurance" clause isn't violated. 

Get another opinion and do t play hardball with them, bc if you force them into this and they don’t make money you’re going to get a patch job, and since you don’t know anything about plumbing I wouldn’t recommend going that route.

For example, who pays for fixing the front patio roof if the roof is a continuous roof for 6 adjoining row houses? 

Play ball, but look closely at the loopholes.
