Do what your spouse will support.  

I have plenty of other friends who are supportive and helpful.

Keep your exit in mind even if you don't plan to sell -- if the appraisal is higher you can cash out refi as much $ as the rents will support. 

The current tenant pays $750 and the rental comps support it raising to $850-$900, along with the section 8 pricing actually being $1030 a month.

You just need access to a consumer marketing list...we are talking about getting hundreds of fields of information on every address out there.

The value add has already been (over) done and the area simply does not support higher rents.

@Xeniya McBroom, as a matter of practice, and as minimum, I ask for:- Property address- Acquisition price- Scope of work you think is needed- Rehab budget you have used to calculate the deal- Your expected ARV and comps to support that figureI've seen some ridiculous rehab budgets, comps that aren't comps, etc.
