Like many, money is an issue but I think I can put away 10-20K in the next ~2 years.Recommendations?

I was hoping on doing the same for common areas but didnt want to add another bill to the house.

I average about $500/yr on average, and in most areas common wear and tear are not able to be withheld from deposit.  

What we share are ethics, integrity, and a common goal to be investors.   

@Morgan Chan If the 1st mtg holder signed a subordination agreement to the second lien holder (not common but it does happen) and the second lien holder forecloses….then yes, the “former” first lien holder gets wiped.

In the past I have asked for a higher deposit but I just dont want to deal with any potential non payment issues nor evictions. 

Would I keep the deed in my name until it’s paid off or would it transfer to the buyers name and only revert if non payment is an issue?

I have been working on rental applications where the county issued some fixes last year.

@Ayyoub Reza in Michigan, if a lease is at least 12 months in length, you can charge tenants for maintenance and if not a health & safety issue, require them to fix it.Why would you have a lease end during the Oct-Feb timeframe, when it's the slowest time of the year for real estate sales & rentals?

If there are issues and I get a call from neighbors, etc.
