Cover the basics first my man...........Go to THAT bank directly and see if you can get them to pre-approve you.

The new receipt helps but if its more expensive than the old TV they won't cover the extra cost. 

I have a three options to finance this deal from my perspectiveOption 1 - Take the principal/profit from the flips that is coming back to me and use that as a down payment (which will cover enough to avoid the PMI) for a traditional fixed rate loan. 

My lease also states that my tenant's personal property is not insured/covered by me or my policy.

As far as I know, damage done by the people who live there is never covered.

The tenant carrying insurance is not sufficient to cover you.

Payment was made promptly to repair the damages but new carpet & padding was just placed on top to cover the extent of damages underneath without actually repairing.There was water leaking at the front of the home.

The Refinance Loan amount must cover your original Loan and all your cash invested.

Do you have enough liquid assets to cover you in case something goes wrong (like an air conditioner or a bad roof)?
