I could wait to do my renovations and just lay down new flooring for now and advertise for rent while waiting to purchase the other side, but that could hurt my appraisal, and refinance amount.

I wanted to ask the the group if anyone has used alternate means of raising capital, strictly to buy another piece of investment property.I am new to the group and looking forward to any dialogue. 

Notice in #3 that it says "If the seller has a lien" because the new refinanced loan will want to be 1st lien position that would require that the seller be paid off with the refinance instead of over time. 

Consequently, new homes in these locations start at $550,000.

My contractors license allows me to do rehab and new construction of both residential and commercial, so I am interested in all of the options.  

Debt is pulling back and expecting in many cases, along with insurance for new owners to cure these problems.

Along with new builds IN Charleston Sc.. which I rarely talk about..
