Trust your guts and heart instead of your brain but the better/longer your evaluation and research, the less your risk.

If you do look at PG try to stay more south near Lower College or North of bowl in the “Heart”.

They are surrounded by back stabbers and equipped with desks that move up and down to keep blood flowing and prevent heart attacks.

Not a grade A but a solid B or B+ in a good Grade C neighborhood.Curbside purchase are not for the faint of heart – you don’t know what the property is and how ugly.  

This all doesn't happen alone as this is a team sport.I am an open book and wear my heart on my sleeve.

A decent w/d should last you 10 years without issues and will give your apartment a boost for renters shopping for an apartment (Possibly even increase monthly rent?).

You can have a heart and treat people fairly and with compassion (even if you have to ask them to move) .
