Ok so I'm reading a lot about loans and trying to figure them out, a couple things I can't figure out for the life of me, was hoping one of y'all could help me understand!

I'm having new shingles put on a duplex and the roofer has two options:1) BP Mystique 42 Limited Lifetime Warranty Shingles  (base shingles)2) Malarkey Vista 40 yr Warrant Shingles (+$950 upgrade)Roofer figures upgrading from base shingles will extend shingle life from about 20/25 to 35/40 years. 

Anywhere from 8-12 % CoCR is suitable over the life of the investment.

They don't like to compromise their daily quality of life.

My wife's grandfather is in the final stages of his life on hospice care and the family is discussing what to do with his beach home in Nags Head, NC. 

Sweat equity will provide an early boost to ROI. 

Beg, borrow, or steal a book called Set for Life.

@Darius KellarI would add:Always pay your bills on time and never ever be late- this will boost your credit score which is essential for loan qualifications.Live well within your means- drive a car used car that is paid off, live for free with your parents as long as you can, don't go out to the club and drop cash on food and drinks.Safe as much as your income, living situation and bills allow.Use this time to make a solid plan for your real estate investment journey. 

I'm not sure what other life factors and preferences come into play there but here's my personal situation: I'm 29, single, without children, and work full time in my investing business.
