It is a great tool but is very bare bone.

I'm a big fan of pay as you go - don't buy $200 shoes to run your first 5k, when you barely even know if you like running yet.

I think those companies were doing the basic guru pitch to beginners who think its automatic that buying a foreclosure is big money.. at the end of the day the rain cities of the world are the ones' making the money the buyers in many cases are actually losing money or barely breaking even if they try to flip.. given all the cost associated with the money and the sales cost  etc etc.That's why I got out of it..

@Brooke Johnson For what it's worth, at a bare minimum I'd have all of the locks replaced or at least rekey them.  

As you can see, the rent would only barely cover PITI.

I just barely created my Bigger Pockets account.

So - gurus pump out too many, barely qualified people.

For management, I use and recommend Russ Breckenridge with Pink Realty and Jesse Scott with Muldoon's.
