4) What about common area like the garage and back yard?

I like to buy the properties first, then resell them, so I choose Indy, plus its in my backyard.  

Sometimes things can overlap, i.e. maybe you can have the back yard landscaped while counters are being installed. 

Two bedroom, three car garage, large lot, etc.What locations are likely to do well today and into the foreseeable future.What rent range best matches the pool of tenants most likely to be good, long term tenants?

We also have an additional $100,000 in cash to renovate we are planning to add 4 bedrooms, 2 bathrooms, 1 lounge room and a pool :)Let me know what you think pleaseBoyd

How do the pool participants get paid?    

Some investors pool up these single notes and sell off pools to larger investors for a profit once they have created some seasoning.

My first deal - had a partner at this time so we pooled some money from our savings and fronted the cash for it, including the repairs.

The homes are close together, but there is 3 feet of space and on one side maybe easy ladder setup in a neighbors backyard (if i get friendly with them). 

I think they blamed something I had disclosed in order to get a quote, like my pool or something - I forget.
