When attempting to purchase a pre-approved short sale, is it possible to negotiate a lower purchase price? 

If the amount that is owed is more than the value of the house then either walk away or work on a short sale. 

I rarely heard about multifamily buildings where occupancy fell 40% in short time frames.

I'm looking to get into this for the cash flow in the short term, with the goal to be able to help put my kids through college, and ultimately be able to enjoy life as my family matures.I'm in the Michigan / Metro Detroit area, but am also looking at long distance investing as an option. 

I wouldn't consider them the only method for investing, but in the short term have found them to be more lucrative in returns than all of my other paper assets consistently.  

We could not officially sign the papers until NASB turned over the money, but NASB would not turn over the money until we had signed the papers.Fortunately, we were able to get a short-term loan for the balance, officially buy the property, get the NASB mortgage, and then pay the short term loan back within a very short time frame.Now I want to buy another property with another friend using SD-IRA's and I don't want to go through the same process.

If less than $500K then you'd have to negotiate it as a short sale with the 2nd lender.  

I am trying to attract high end renters for higher rent properties.

But what about short term rentals?

Hey Guys, I would like some advice on if a property looks good to purchase and to sell it as a rental, how would I be able to present it to a investor that it would be attractive enough for them to purchase?
