I'd spend a little more money to attract a high quality tenant as I believe in the long run that initial investment will end up costing you less by NOT having to settle for someone who will tear up or destroy your property, evictions, etc.I'd definitely spend the coin if you plan on keeping it.

After completing several fix and flip projects in the Atlanta area, I am still searching for the ideal mission appropriate contractor to join my team who understands and appreciates how to work professionally with the investor/developer but with a desire to collaborate on the right design.

I completely agree that $145/month is very low and while that's attractive to a buyer, it's only attractive until a special assessment hits.By the way, if you or anybody in the association has been able to get FHA financing recently, the delinquencies aren't that bad.

I'll say my gut would lead me to guess one of two things:-Its a very depressed area and this is a tax credit complex (or similar subsidy) where the rents are fixed at a % of Area Median Income (AMI) rather than open market rents-Its such a crappy area that you're only able to attract the lowest of the low income folks: not anyone with a voucher, but the folks on straight SSI (no SSDI) for a reasonable proportion of their income.

It was also buried  behind buildings and forest was behind it so couldn't see it from the cross road either.Just very poor design.
