Real Estate agent/ Engineering Designer/ New to Flipping/ ADVICE??

Hey Guys and Ladies! I'm an agent and want to flip my first house.  But.......... how do you get started with no capital?  I probably need someone to invest with me but I don't know where to look for the deep pockets.  Even hard money lenders require allot down.  I have one on the market that could Net $60,000 and no way to get the money for it :(

Any advice from the seasoned flippers/ investors?
