I think that's why I'm attracted to REI not because of the vast ways I can invest in real estate but because of the simplicity of it.

It's generally attractive, zero maintenance and typically an upgrade from siding.

To attract the mentor and partners you will need to have something substantial to offer.

Lastly whatever page and or platform you decide to have a presence on you have to make your page/account attractive.

That is a trick used by sellers to attract novice investors into paying above market prices.

My advice to you is to find a run down duplex, put your 3.5% down payment in and use your other cash to fix your duplex up to a standard that would attract nicer tenants and demand a better rent per month.

Ken, some TC's work freelance, not in-house for a brokerage so anyone can hire them to push paperwork on a transaction.

I believe our city ordinance on tiny homes is actually anywhere from 120 sq. ft. to 900 sq. ft. so maybe this will attract developers/builders that are looking for a little more freedom within that tiny home designation.

Hopefully they'll be able to attract some larger companies to the area.
